Our Approach

At Carlisle Capital, we provide solution-based short-term capital to our clients for the purposes of development, construction and lease-up of high quality seniors’ accommodations and services.  Our investment horizon is typically 3 to 5 years.

Working with our clients from the planning and design development stage forward, we structure debt financing that can be provided from the planning stage, through the term of construction as well as through the lease-up stage.

Our typical loans are structured as first and second mortgages and we are able to provide leverage up to a maximum of 95% loan-to-cost, depending on the project and borrower. We are able to provide a variety of financing options including deferred interest payments and equity participation.

Our knowledge of seniors’ housing development and operations enables us to work with industry participants in an effective and creative manner, bringing forward financing solutions that enable clients to preserve equity and enhance wealth.
