At Carlisle Capital, we provide capital from coast to coast to developers and owner-operators dedicated to the Canadian seniors housing market.  Our investments have ranged from $1 million to $100 million and are typically structured as senior and mezzanine debt through first and second mortgages.  Mezzanine financing is often utilized to bridge the gap between the first mortgage and the owner’s equity.  Our investment horizon is typically from 3 to 5 years.

Our capital may be used to finance new developments, additions or renovations to existing projects, acquisitions, management buyouts and turnarounds.

At Carlisle Capital, we customize our products to our for-profit and not-for-profit clients’ needs. We can address special situations including CMHC or conventional financing holdbacks, bridge lease-up or stabilization periods as well as capital campaign/fundraising initiatives or short-term refinancing needs.

We have provided capital for many of our qualifying clients to achieve leverage up to 95% loan-to-cost for construction and up to 85% loan-to-value for term financing.
